All bookings are accepted subject to the following conditions and should be accompanied by a signed booking form:

Property Descriptions: All descriptions and information are supplied in good faith. Villas International and its agents are not liable for any errors or inaccuracies in the property descriptions.

Arrival/Departure: Rentals normally commence after 2 p.m. on the day of arrival and terminate at 10a.m. on the scheduled day of departure (to allow time for cleaning).

Occupancy: The number of persons occupying the property must not exceed the number stated in Villas International literature, invoices, and vouchers, otherwise the booking may be cancelled and/or surcharges imposed. No refund is payable if the number of occupants is less than the sleeping capacity of the property.

The Property: Villas International reserves the right to offer substitute accommodation of a similar or higher category to that booked should circumstances of an extreme nature make it necessary.

Payment: A deposit of 1/3 of the total rental cost (or more in some cases) must accompany the booking. The balance of the rental must be paid at least eight weeks before departure. For example, if you are leaving two weeks early, the balance should be received eight weeks prior to your early departure.

Returnable Deposits: For certain properties a returnable deposit may be required. This covers possible damages and/or telephone usage. The deposit is generally returned within 30-60 days of the end of the rental.

Prices: Rental prices and conditions are subject to change without notice. Prices include an upcharge to cover administrative costs.

Prices do not include: Airfare; car rental, car insurance or taxes; food, drinks or personal items; returnable damage or telephone deposits where applicable; daily maid or cook service; transfer between airport and property (we can make arrangements for care rental or limousine, also hotel stopovers): charges for linen, cleaning or utilities in certain properties.

Cancellation: Rental cancellations must be received in writing. In the event of cancellation, Villas International or its agents will endeavor to re-let the property and refund the deposit and rental payment less any costs incurred in cancellation. The client shall be liable for any loss sustained by Villas International in making the cancellation.

Cancellation Insurance: Clients are strongly advised to take out cancellation insurance at time of booking.

Responsibility: The Tour Operator, Villas International and/or its agents act only as agents for the client with respect to services provided to the client by others including but not limited to transportation and accommodation services on the express condition that they are not liable for any failure in such services or injury, loss, damage, delay or inconvenience occasioned by defect in any vehicle or by any act, accident, omission or error in providing such transportation, accommodation or other services. The Tour Operator can accept no responsibility for loss, injury, damage or expenses due to any delay, change of schedule, default or overbooking or accommodation, sickness, weather, strikes, war, theft or other causes beyond its control. The right is reserved to decline to accept or return any person or to cancel or alter accommodation, transportation or other arrangements.
