LOCATION
A long drive (1.5km) leads to this exceptional property which enjoys a "particularly privileged position like an eagle-nest dominating three châteaux, two valleys and three bastide towns" (owner's words). It was built between the 16th and 18th centuries, and lovingly restored over the past 30 years by its present owner. The closest grocer and baker are at Dausse (4km). The villages of Port-de-Penne and St Sylvestre (10km away on either side of the Lot River) have all shops and services. Penne d'Agenais (8km) has a Sunday morning market, tennis courts, horse riding, and river sports. The attractive and busy town of Villeneuve-sur-Lot is 18km to the west, and Cahors with its good wines is one hour's drive to the east. There is an 18 hole golf course at Castelnaud (25km). There are airports at Toulouse 150km and Bergerac 70km.

PROPERTY EXTERIOR AND POOL DETAILS
An archway leads to a large enclosed courtyard around which the building and its three wings are set. The vast grounds of 20 hectares enjoy wonderful views all around and encompasses an orchard and lovely walks through its woods. Enclosed by four walls and a gate is the private swimming pool (size 10x5m; depth 1.20-2.20) with roman steps. Care must be taken with a big drop of 15m behind a long wall by the northern terrace. There is a caretaker on site who lives discreetly in one section of the property.
PROPERTY INTERIOR
The interior is quite exceptional and has been restored in keeping with the history of the site, enhancing a wealth of architectural detail. The large rooms boast Louis XIII and Louis XIV furniture, antique terracotta floors, original beams, exposed stone walls and wonderful arches. On the ground floor there is a very comfortable living room next to a chinese-style sitting room, and a spacious dining room (table for 13 adults) opening onto a newly installed kitchen, which in turn leads to a room with a jacuzzi and a separate wc. Next to the living room is a double bedroom with a shower room, a separate wc, and a room with French billiards (retractable cover) and a double sofabed.
A beautiful stone spiral staircase leads to the first floor where there ares two huge double bedrooms each with a four-poster bed and an en suite bathroom with a wc; this bathroom provides a rather awkward access (very low opening) to a single bedroom with an integrated shower and a washbasin; this bedroom can also be reached via a steep staircase and is more suitable for a teenager than a younger child.
The spiral staircase continues up to the second floor where there is a huge dormitory for children (via a low door) containing a small double bed and five single beds with an en suite bathroom with a wc. A steep staircase adjacent to the kitchen leads to a separate area of the first floor with an eaves room contaning table tennis and an exercise bike, and a twin bedroom with an en suite bathroom and a wc (ideal for teenagers).
