Villa Binaco is a modern villa located in a private, exclusive residential area (of about 50 private villas) in the hills on the southwest bank of Lake Garda (beaches are 1 mile away).
About half a mile away is a typical village (with most kinds of shops), lying between Desenzano and Salň, which are two of the most charming towns on the lake. Just 3 km away is a practice golf course (3 holes).
It enjoys a very pretty view of the lake and of the mountains in the background. Peaceful position.
Surrounding the house is a lawn with a barbecue and shared with 2 other villas and the owners is the swimming pool (6x12) (1/6-30/9) which is about 50 yards away.
Approximately 300 yards away is a sports center (with large communal swimming pool, tennis and other sports equippment) reserved for the guests of the community (about 50 villas). Parking.
Villa Binaco has a large private garden (1400 m2 ) and its lawns are planted with oleanders, herbs and olives. At the side of the house is a substantial barbecue. The terrace under the portico has stunning views over the lake and mountains and is equipped with a table, chairs and all garden furniture, including two shady and relaxing garden swings. The views from the upstairs terrace are even more spectacular: in fact the panorama of water, sky and mountain from this house is probably unbeatable.
There is ample space for outdoor living and the house’s interior is very light and bright with many access points to the garden through double-glazed French windows. Furnishings are modern, simple and stylish. Most unusually for an Italian home, Villa Binaco is air-conditioned. The house has an ADSL internet connection.
On the ground floor is a very spacious living/dining room with tiled floor and large (for 12) dining table. The sitting area has two sofas and a marble fireplace. There is TV, satellite TV and home theatre for your DVDs and CDs. Seven glass doors open to the terrace under the portico for eating and relaxing as described above. Leading from the dining area is a gourmet kitchen with a table for six, fully equipped with dishwasher, oven and microwave and also opening onto an additional terrace with barbecue.
A few steps up to the mezzanine floor and you’ll find two double bedrooms both with glass doors opening onto the garden. One of these has wonderful mountain/lake views to the north and the east. There is also a spacious bathroom with bath and shower here.
On the first floor is a twin bedroom (beds can be joined to make a double) and another double, this time with baby bed: both these bedrooms open onto the large balcony with its startling views. A bathroom here has both bath and shower.
The top storey of the house goes to the roof and there is one double bedroom with its own study area and a twin bedded room. These rooms are very well-lit from overhead.
The basement has a twin bedroom (very suitable for children or teenagers: it has no view but natural light from glass doors). There is a bathroom with shower and a laundry room with washing machine, ironing board and iron. The basement also has a large games room/gymnasium (equipped).
Parking for at least two cars is situated beneath the house. As well as the wood fire in the living room, Villa Binaco has central heating throughout.
Villa Binaco is well-situated for sightseers. All the lakeside towns, from Desenzano in the south to Riva del Garda in the north are very attractive and have many points of historic, cultural or scenic interest. You can enjoy a stroll along the promenade and a cappuccino outside a sunny lakeside café almost anywhere. There are many restaurants boasting lake fish and traditional local cuisine as well as pizza and ice cream. Most towns are served by summer boat services, or you can hire your own motorboat.
There is also sailing, diving and windsurfing. Since the upper part of the lake signals the beginning of the Alps, you can also enjoy some refreshing mountain walks or a cable car trip up the mighty Monte Baldo for the highest lake view of all.
Verona, a beautiful and historic city with good shopping, is just 40 minutes away by car or train. The internationally famous opera festival takes place here in the Roman Arena for most of the summer. In addition, you can make daytrips by car or train to Milan, Venice, Vicenza or Padua from the easily-reached Desenzano station or the A4 motorway junction at the south end of the lake.
