Villa Tinicale is located in a small and charming village in the province of Perugia, overlooking green hills and woodlands typical of the Umbrian landscape. The house was once the village priest's house and has been renovated to maintain its historic charm.

The house is on three floors.
There are two entrances to the property: the first is directly from the village side while the second, on the scenic side of the property, is via a flight of steps through the garden to the kitchen.
On the ground floor, in addition to the kitchen, there is a sitting room, a double bedroom (with dividable bed) with en-suite bathroom with shower and a further bathroom with shower. By the village entrance is a stone staircase leading up to a first floor comprising a sitting room with fireplace, a double bedroom, a twin bedroom with joinable beds and a bathroom with shower. The staircase continues to the second and top floor. On this level are two double bedrooms with dividable beds, one with en-suite bathroom with shower, a twin bedroom with joinable beds and another bathroom with shower.
The garden is located on a lower level, measures about 400 square meters and is on the panoramic side with great views over the hills and woods. It can be reached from outside or from the kitchen's french windows down five steps. The garden is planted with a lawn, tall trees, lavender, broom and other plants and flowers typical of the area.
Near the kitchen is a large paved pergola furnished with tables, chairs and armchairs for alfresco dining or for relaxing with a good book.
The pool is in a panoramic position by the garden and reached by 4 steps. It measures 10 x 5 m with a constant depth of 1.50 m. The sunbathing area is partially paved and partly grass and is equipped with deckchairs, sunbeds and umbrellas. There is also a shower.
In the heart of Umbria, Tinicale is located in a small medieval village characterized by traditional cultural events. The village is set among the woods on a hilltop on the eastern slopes of the River Nestore.
