A typically rough dirt road brings you to Casa Frosconi, past farms and farm houses as well as neighboring estates. Building was begun on this house approximately one thousand years ago. Opposite is a friendly neighboring farm family (with children, dogs and goats). The chapel is adjacent, still in its raw, unrestored state. Once through the gate, the drive brings you to the house, with the owner's olive grove on the right. You park to the right and arrive at the west lawn, the primary outdoor living space in summer.
The lawn is bordered by the house on one side, with several double doors opening directly to the kitchen and living rooms. A pergola, heavy with grapevines, extends half the length of the facade, providing cover for meals for 14 al fresco at a long table with comfortable teak chairs. Opposite is a stone patio with an barbecue and open grill. A round table is set into a curved built-in bench (seats six) -- perfect for hors d'oeurves while you cook, a great place for the kids to have lunch. Adjacent is the 'limonaia', a wonderful playroom for children -- brightly colored and full of fun toys -- a very welcome touch for any parent travelling with youngsters. A second pergola, this one on the far eastern edge of the property and dense with wisteria, provides shade for an outdoor game of ping-pong. Bocce court. As you walk towards the south facade, the lawn and terrace hug the house, and a staircase (with a handsome wooden gate) takes you to the fresh water pool (15 x 7 meters). The area is furnished with sunbeds, tables and chairs with umbrellas, and two handsome carved crocodiles standing guard. A pool house, with intensely fragrant rosemary cascading down the stone wall, provides a changing room and full bath. The view is exceptional, between the cypress trees to the owner's vineyard and then the valley beyond. A large vegetable garden is adjacent, abundant and available for picking tomatoes, eggplant, peppers, lettuce. What a way to begin preparation for dinner!
Striking central courtyard with doors leading inside and a broad pergola. This was the heart of the borgo, and is now the heart of the house, with reception rooms, bedrooms and playrooms all evolving in a circle around the edge. Along one side, a dining area for 24 has been created at a large square table with cushioned wood benches under the beamed ceiling. A fireplace with grill and pizza oven are adjacent, the south facade is old small-paned windows. A round chandelier is set with candles, adding to the already considerable ambiance. Off the courtyard is the cantina, low and cool, where the owners' own production of an excellent Chianti is stored. The owners have furnished and equipped the space for atmospheric dining or wine tastings for 16 (adults only).
Door leads from courtyard to Vestibule, with stairs to upper levels and a door to the garden at the far end.
Wonderful high-ceilinged, beamed living room, with three seating areas accommodating 14, opens directly to the west lawn through three arched glass doors. The floor is a diamond-patterned combination of cotta with wood inserts, handsome and unusual. One wall remains with the stone exposed, while the others have been finished in the traditional bright white of a Tuscan farmhouse. A working fireplace is set along one wall, before a long, built-in bench with red and blue cushions and throw pillows. At the far end is a nook with long antique wooden desk -- great for writing. A Chagall-esque canvas hangs on one wall, above another seating area. There is plenty of room for a crowd to relax before dinner. Six disc CD player with surround sound.
Delightful and expansive living/dining room, also with double glass doors opening to the garden. The proportions are more intimate, but still very distinctive. Rich red and blue upholstery ties the seating area -- with two loveseats and oversized coffee table -- with the dining area. A wonderful glass-front cupboard for dishware and an oversized carved mirror warm the walls. Tall chairs, upholstered in a bold red and blue striped cotton, make for inviting seating at meals. A second dining area, adjacent to the corner kitchen is also set with a wood table and cushioned chairs. Comfortable seating for 14 - 16 using both tables in this room.
Open kitchen, carefully designed with a prep/cooking station (6-burner gas stove, professional oven, microwave, 2-burner warmer, food processor) and a cleaning/storage station (two additional ovens, GE fridge/freezer, dishwasher) has the wonderful benefit of keeping cooks involved with the conversation, while filling the air with aromas that stimulate the appetite. The cooking station, with Carrara marble counters, is spacious enough for two or three working together. Fax machine. CD player.

Stunning master bedroom suite with large sitting area, a yellow/orange striped couch set before a decorative fireplace. Broad archway leads to sleeping room (king) with antique Indonesian bed draped in gold and red cotton. The cotta floors are warmed with Orientals, here as throughout the house. Wonderful carved-wood mirrors, chests and objects do not detract from the spacious open feel of the room. Three windows open to the garden. CD/Tape player. Oversized dressing room with skylight is adjacent to a very spacious bathroom (tub with hand-held shower, no curtain and enclosed shower stall).
Sitting room with large original hearth, spacious enough to include charming sitting areas on the sides with an abundance of covered cushions. Large and beautifully toned Balinese gong -- great for announcing supper. Upright piano. Window overlooks the courtyard below.
Two very pleasant double bedrooms (full), each with mosquito netting over the beds, carved wooden cupboards for clothes storage and south-facing windows. Shared bath (open shower with curtain) with inset sink in marble counter. These are the owners' childrens' rooms and have been playfully frescoed - one with sea creatures, the other with circus characters.
Short flight of stairs -- original, of 'pietra serena' -- leads to third double bedroom (full) similarly furnished with an antique wood bed from Asia and matching cupboard for storage. A third child's bedroom, the walls here have been frescoed with a jungle theme.
TV room doubles as a playroom for children with an exceptional doll house in the corner. Upholstered couch and chair in vibrant green/blue with an excellent painting dominating one wall. TV with VCR (VHS - American format) and small video library.
Remarkable billiards room, with an antique Swiss table (no pockets -- there is an instruction booklet provided -- for careful players only), exposed stone walls and high beamed ceiling.
Large double bedroom (queen) with a decorative fireplace faces the olive grove. Striking Indonesian armoire plus closet for clothes. Across hall to private bathroom (open shower with curtain) with a south-facing window and a particularly lovely view of the courtyard below.

Kitchen/dining room with table for four and open cooking area (4-burner gas stove, oven, fridge/freezer) stairs with open risers lead to upper level. Spacious sitting room with leather armchairs and coffee table. Stairs lead up to a charming double bedroom (king) at the top of the tower under the eaves. Antique sleigh bed, rocking chair and wonderful view over the roof of the house to the south. Small but clever ensuite bath (open shower stall, curtain) with skylight.
